Central Park is approximately 892,026.80 sqft of premium office space spread across 46 floors along with over 105,000 sq.ft of retail space on the ground, podium and concourse floors.
What size office spaces do you have available?
We have office space ranging from 1050ft² to approximately 28,000ft² (full floor).
When are the first tenants moving in?
When can I move in?
From the date that you sign the binding Agreement to Lease document you could move into the building within 2-6 months. The exact timing depends on the size of your tenancy and the level of fit out required.
What condition are the premises provided to us in?
The premises are provided as shell and core. This means that there is no raised flooring, no ceiling, no lighting, no sprinklers (other than minimum requirement for vacant floor), no blinds and no pantry. Services such as stub outs for power, water, drainage, data, fire services, fresh make up air and chilled water are provided to the floor. These services must be configured by the tenant to suit their layout. Common area public toilets are provided to each floor and maintained by the service provider.
Who is expected to arrange the fit out of the unit?
The tenant is expected to arrange fit out of their unit. If the unit is being handed over in CAT A condition then the landlord will be responsible for this work, prior to handing over the unit to the tenant.
Is CAT A handover available?
CAT A units can be provided however this must be agreed as part of the lease agreement and is subject to availability from the landlord.
What can I expect from a CAT A fit out?
CAT A Handover Condition will include the following:
Raised Flooring, Floor Covering
Fire Fighting and Fire Alarm Works
Painting of Core Walls, Pillars, Perimeter Bulkheads & Partitions
All units will be handed over in a shell and core condition unless otherwise stated in the lease agreement.

What security services are offered onsite?
There is a full security contract in place for the buildings. We have security patrolling the car parks continually. There is security at the entrances to the building as well as regular random patrols during the daytime. At nighttime a scaled back security presence patrols the buildings and external areas. A full CCTV system is offered onsite.
As per DIFC requirements, pedestrian access cards will be provided to all office employees. Pedestrian access gates are located at the office reception on the concourse level.
What does the concierge do?
The concierge offers regular concierge services such as meeting and greeting visitors to the building as well arranging taxis, flowers, dry cleaning, courier delivery to name a few. The concierge also issues security passes to visitors and contractors.
What backup generator facility is onsite?
There is a backup generator onsite for each building. This will provide essential power for fire systems, emergency common area lighting, operation of fire lift and other essential services.
What operations staffs are based onsite?
There will be one Operations Manager onsite to attend to tenant needs.
Who will manage the buildings?
Colliers International has been appointed by the landlord as the Property managers of Central Park Office Tower and Retail. A property manager and facilities manager will be located on site.
Where is the onsite management office?
There is an onsite management office on the Podium level 2 and a Leasing office on the 17th floor.
How many lifts are there in the building?
There are 18 passenger lifts in the office tower. Service lifts are also provided
What prayer room facilities are provided onsite?
There are separate male and female prayer rooms located on the Podium level, P2, in the office tower.
Are there disabled toilets onsite?
Yes, each office floor is equipped with disabled toilets as well as the podium, concourse and ground floor levels.
How do I access the car park?
The entrance to the parking is situated on the Sheik Zayed Road side of the building and accessed via the entrance form the commercial tower. The exit to the parking is situated on the opposite side of the building, looking at the DIFC service tunnel.
How many car parks am I going to be allocated?
One car park per 750sqft of space leased.
Can I lease additional car park spaces for my staff?
Yes. There will be opportunities to rent additional spaces. Details to be confirmed in lease agreement.
Is there visitor parking?
Yes. There is ample visitor parking on the ground floor. Central Park will also be offering valet parking to all Office tenants.
Is there disabled parking?
Yes, provisions have been made for disabled parking
Are Arady Developments LLC ever going to sell the property?
Arady Developments LLC have no intention to sell the office and retail component of the development.
